Residential and commercial sales

Acquisition and disposal of villas, mansions, apartments, whole buildings and land. We prepare a comparable-evidence pack before we quote a price, run the campaign or the search, negotiate on your side only, and carry the transaction through escrow, developer NOC, land-department registration and handover.

Leasing and tenant representation

Landlord and occupier work across residential, office, retail and industrial. Rent benchmarking against real signed deals rather than asking prices, incentive and rent-free structuring, fit-out coordination, and renewal strategy that protects income rather than merely filling space.

Investment advisory

Sourcing, underwriting and execution for UHNIs, family offices, corporates, high-technology occupiers and institutions. Contracted income is presented separately from projected income, sensitivities are shown unprompted, and the exit route is agreed before entry.

Property and asset management

Day-to-day management and owner reporting: tenant sourcing, rent collection, arrears control, planned maintenance, service-charge scrutiny, owners-association liaison, and quarterly reporting on occupancy, WAULT and net operating income.

Valuation and market research

Opinions of value for acquisition, disposal, lending, insurance, probate and internal reporting, supported by a documented comparable set. Bespoke research on catchment, absorption, rent tone and pipeline supply for clients making a first move into a market.

What actually happens, in order.

Seven stages. You will know which one you are in at any point, and who owns it.

Brief and appointment

A structured conversation about objective, budget, currency, timing, ownership vehicle and risk appetite. We put in writing who we act for and what we will be paid. Nothing else starts until that is signed.

Search and shortlist

We screen the published market and the off-market register, then discard most of it. You receive a shortlist with the reasoning, including the assets we rejected and why.

Inspection and hospitality

Viewings arranged around your travel, with airport collection, driver and interpreter where you need them. Video walkthroughs and live-streamed inspections for clients buying from abroad.

Diligence

Title, tenure, service-charge history, snag and defect record, structural and MEP condition, tenancy schedules, arrears, planning and utility capacity. We surface the problems before you are committed.

Negotiation

A position built on evidence, not on momentum. We will tell you when to walk, and we have done so.

Completion

Escrow, NOC, mortgage registration, land-department transfer, utilities and keys. One coordinator owns the file until it closes.

Aftercare

Handover snagging, letting or fit-out, management set-up, and an annual review of value and income whether or not you are transacting again.

Ethics and hospitality

Courtesy is not a substitute for candour. We offer both.

We would rather lose a fee than let a client overpay for something we would not buy ourselves.

That principle costs us instructions. It is also why the majority of our work arrives by referral from people we have previously advised not to proceed.

  • Client money discipline. Funds move through regulated escrow, never through us.
  • Data privacy. Your identity and holdings are not discussed with other clients.

Questions we are asked most

Straight answers.

On standard resale transactions our commission is paid by the party who instructs us, and it is stated in the appointment letter before you view anything. Where we act on a buy-side search mandate, the retainer and success fee are agreed in writing at the outset. There are no undisclosed rebates.

Yes. Non-GCC nationals can hold freehold title in designated areas of Dubai, Abu Dhabi and Ras Al Khaimah, and long leasehold or Musataha rights elsewhere. We confirm the exact tenure and any restrictions for each asset before you commit, and coordinate with the land department on registration.

In Dubai, budget roughly 6 to 8 per cent all in: transfer fee, trustee fee, agency commission, NOC, mortgage registration where relevant, and conveyancing. Abu Dhabi and Ras Al Khaimah differ. We issue a written cost sheet for your specific transaction before you sign anything.

We introduce you to UAE, GCC Islamic and UK lenders and prepare the information pack they will ask for. We are not a mortgage broker and we do not take lender commissions, so the introduction is genuinely neutral.

Yes. Our management desk handles tenant sourcing, rent collection, renewals, maintenance contracts, service-charge scrutiny and quarterly owner reporting. For investment stock we report on occupancy, WAULT and net income.

Each client desk has a named contact who works to your hours. Enquiries from India, the GCC, Europe, China, Pakistan and Africa are acknowledged the same working day, and we hold viewings and video walkthroughs outside UAE office hours where that is what suits you.
