Brokerage and sourcing
Agents who work a defined patch rather than a whole emirate, with the off-market relationships that come from staying in one market for years rather than months.

About us
Erisha Real Estates LLC is the Dubai property house of the Rana Group — an industrial and infrastructure builder that develops, engineers and operates at scale. That inheritance shapes how we advise on every villa, mansion, apartment, office, commercial project and industrial shed we take to market.
Who we are
The Rana Group is a builder first: industrial parks, energy infrastructure and manufacturing capacity. Erisha Real Estates was built inside that business as its property house, to bring operational literacy to a market where a great many advisers have never read a structural drawing or a service-charge budget in anger.
It means we ask different questions. What is the slab-to-slab height, and will your machinery clear it? What is the substation capacity, and who else is drawing on it? What did the last three lettings in this tower actually sign at, as opposed to what they were asking? Is the sinking fund solvent, or is there a special levy coming?
The answers to those questions are usually what separates a good purchase from an expensive one.
The team
We are deliberately structured around disciplines rather than around sales targets. Each file draws on whichever of these it needs.
Agents who work a defined patch rather than a whole emirate, with the off-market relationships that come from staying in one market for years rather than months.
Analysts from real estate finance and corporate finance backgrounds who build the model you will be asked to defend to your own committee.
Engineers and project managers from the group’s construction side who inspect what they are asked to value, and know what a defect costs to put right.
A documented comparable set behind every opinion, plus catchment, absorption and pipeline-supply research for clients entering a market cold.
Tenancy administration, arrears control, planned maintenance and service-charge scrutiny, with quarterly reporting owners actually read.
KYC and source-of-funds handled discreetly and properly, plus the hospitality logistics that make a two-day viewing trip worth taking.
Client desks
Each desk understands more than the language: remittance routes and capital-control rules, the documents your bank at home will demand, Islamic finance structures, joint and family ownership, succession, and what your accountant will ask for at the year end.
Our charter
Printed on the back of every appointment letter. If we breach one, tell us and we will make it right.
Before a viewing is arranged, our appointment letter states which party we represent and how we are remunerated. We do not act for buyer and seller on the same asset.
Every figure we put to you is supported by comparable transactions you are entitled to see. If the evidence is thin, we say the evidence is thin.
Service-charge arrears, snagging history, disputes, pending assessments, planning constraints and utility limits go into your pack before you are committed, not after.
Funds move through regulated escrow and developer accounts. We do not hold client money for transactions.
Your identity, your holdings and your intentions are not discussed with other clients, other agents, or the market.
Airport collection, a driver, an interpreter, viewings scheduled around your flights and your prayers, and a named contact who answers in your own time zone.
The advice that costs us a fee is the advice most worth paying for.
Value for money
Whether the ticket is one apartment or one hundred, the money took the same effort to earn. We price our advice accordingly and we defend your side of the number as if it were ours.

A first call costs nothing and commits you to nothing. Whether you are buying a family home, taking a floor of offices, or placing institutional capital, we will tell you plainly what the market will and will not do for you.
